The Eugene Homeowner's Annual Maintenance Checklist

Most home problems don't happen suddenly — they build quietly over months or years until they become expensive emergencies. A consistent annual checklist is the single best way to stay ahead of them.
Spring (March – May)
- Inspect roof for winter damage — missing shingles, flashing gaps, moss growth
- Clean gutters and downspouts after winter debris accumulation
- Check exterior caulking around windows and doors
- Test smoke and carbon monoxide detectors — replace batteries
- Service HVAC system before cooling season — replace filters
- Check attic for signs of moisture or pests after rainy season
- Inspect crawl space vents and vapor barrier
- Test all GFCIs and outdoor electrical outlets
Summer (June – August)
- Check irrigation systems and outdoor hose bibs
- Inspect deck and fence for rot, loose fasteners, or warping
- Clean dryer vent to reduce fire risk
- Flush water heater to clear sediment buildup
- Check AC condensate drain line — clear if clogged
- Trim trees and shrubs away from the house
- Inspect garage door springs, rollers, and auto-reverse safety
- Lubricate door hinges and window tracks
Fall (September – November)
- Clean gutters after leaf drop — critical before Willamette Valley rains
- Inspect roof and flashings before rainy season
- Service furnace and replace filters before heating season
- Drain and winterize outdoor faucets and irrigation
- Check weatherstripping on all exterior doors
- Inspect chimney and fireplace if applicable
- Test sump pump if you have one
- Caulk any exterior gaps before heavy rain
Winter (December – February)
- Monitor for ice dam formation on roof edges
- Check under sinks for slow leaks — cold expands pipes
- Inspect water heater for corrosion or unusual sounds
- Ensure attic insulation is adequate to prevent heat loss
- Check basement or crawl space for moisture intrusion
- Verify all ventilation fans are working (bath, kitchen, attic)
- Replace HVAC filter mid-season if running heavily
