Seasonal Home Inspection in Eugene, Oregon
Every Eugene home has a seasonal maintenance rhythm — whether you follow it or not. Our 60-point inspection covers exterior, mechanical, plumbing, safety, and interior systems. Catch small problems now, avoid five-figure repairs later.
- Full 60-point checklist — every system, every visit
- Written and photo-documented report texted same day
- Clear prioritization: what's urgent, what's seasonal, what's cosmetic
- Honest recommendations — we don't upsell repairs you don't need
Why Eugene homes benefit from seasonal inspections more than most
Eugene has four distinct home-stress seasons: wet winter (storm water and roof loads), damp spring (moss and new-growth pest pressure), dry summer (wildfire prep, AC demand), and leaf-drop fall (gutters, heating system). Each season exposes different weak points in a home.
Most inspection services are tied to home purchases — they look at the whole house once, then never come back. That misses the entire point: homes degrade continuously, and problems always start small. Seasonal inspections catch moisture intrusion at week two instead of month eight, failing valves before they fail, roof damage after the first winter storm instead of after the leak starts.
We focus on the kind of problems that actually cost money if ignored. Not cosmetic checklists — real structural, mechanical, and safety issues that compound if left. Every visit leaves you with a prioritized list: fix now, fix this season, watch, or cosmetic.

Frequently asked
Is this a pre-purchase home inspection?+
No. Pre-purchase inspections are done by licensed home inspectors and are more comprehensive (and required for real estate transactions). Our seasonal inspection is for homeowners who already live in the property and want to stay ahead of maintenance issues.
Do you repair what you find?+
Small items often handled on the spot — re-caulking, filter changes, battery replacements. Larger repairs are quoted separately with no pressure to use us. You can take the list to any contractor.
How often should I do this?+
Twice per year minimum (spring and fall). Older homes, multi-unit rentals, and homes with known issues benefit from quarterly. Membership plans schedule this automatically.
What will the report look like?+
A clean PDF-style document texted to you with sections for each major system, labeled photos, written findings, and a prioritized action list (urgent / this season / watch / cosmetic). Easy to scan.
Will you try to upsell repairs?+
No. Our model is membership-based and built on trust. We make more money keeping customers for years than by pushing repairs. Recommendations are prioritized honestly — you can see which items are genuine concerns vs. optional improvements.
Can I be present during the inspection?+
Absolutely. Many customers want to learn what to look for themselves — we'll walk and explain everything as we go. Others prefer to get a coffee and let us work. Your call.
Does this replace professional electrical / plumbing / HVAC inspections?+
No — we do a visual check of each system but we're not licensed in those specific trades for deep diagnostic work. If we flag something serious, we'll recommend a specialist. Our job is to know when to call them in.
